When the office district at Modemweg in Amersfoort was redeveloped, the brief went beyond aesthetics. The goal was to create a workspace that actively draws employees back - and gives property owners a measurable return on their investment.
We delivered over 500 m² of greenery across ground level and a multi-level rooftop garden. The result is one of the most striking examples of how urban greening transforms commercial real estate from the inside out.
The former stone-dominated surroundings at ground level have been replaced by a continuous green corridor connecting the different office buildings on site. Where concrete and gravel once defined the street experience, native planting now creates a living, breathing transition between buildings.
The corridor actively reduces urban heat stress, improves water retention during heavy rainfall, and contributes to local biodiversity, all measurable outcomes that strengthen the long-term value of the site.
Above ground, the main building now features a multi-level rooftop garden. Employees have access to greenery at height: somewhere to work, meet, or decompress during the working day.
Research consistently shows that access to green outdoor space at work reduces absenteeism, improves concentration, and increases employee satisfaction. At Modemweg, that research is visible in daily use: the rooftop garden has become a genuine reason for employees to come to the office.
Beyond employee wellbeing, this project demonstrates the financial logic of green investment. Properties with green outdoor spaces and rooftop gardens consistently achieve higher rental values and stronger tenant retention. At Modemweg, the combination of ground-level greening and rooftop access creates a competitive advantage in a market where tenants increasingly expect more from their workspace. This illustrates that green is no longer a cost centre, it is part of the asset strategy.
